Goodwin House Bailey's Crossroads Health & Wellness Center
This project consisted of a 3-story, 42,000 SF Health & Wellness Center with a parking deck, pool, rehabilitation center, and resident rooms. The existing kitchen served three meals a day to 350 residents and 250 staff; kitchen deliveries were made via the loading dock, so it had to remain operational throughout construction. As the construction activities would restrict access to the loading dock, APM developed a sequence of construction to provide temporary access via the use of a man lift and temporary platform prior to construction commencing. APM managed this complex task to design, permit, schedule, and physically relocate the utilities to meet schedule requirements. The initial Schematic construction cost estimate had a multimillion-dollar overage. APM developed value engineering and cost reduction options and successfully reduced the construction cost without affecting the required programming.
